Real estate: plenty of sellers – few buyers

Only 4.37% of citizens stated that they intend to buy a home in the next 12 months, with sellers being twice as many (around 8%) as actual buyers.

The above figure results from the 5th “Real Estate Market Barometer”, which was presented a few days ago in the context of the event “Greece 2026. Business, Real Estate, Investments” organized by the investor and analyst, Elias Papageorgiadis.

The survey was carried out by the Public Opinion and Market Research Unit of the University of Macedonia with telephone interviews of 1,500 people in the prefectures of Attica and Thessaloniki.

This is essentially the trend that reflects the difficulty that a citizen or household has in acquiring a home, as prices have skyrocketed in many cases unnecessarily, even for old properties.

Newly built and old

In this context, and with the prices of many old apartments often rising very close to those of newly built ones, the survey included for the first time a question that aimed to investigate when the old property is attractive and when the new one:

“If in the area where you live, a newly built and an older one have exactly the same characteristics except for the date of construction, which would you choose?”.

Based on the answers, when the old property has a price 20% lower than the new one, 67% choose the new one and 31% the old one. However, when the old property has a price 30% lower than the new one, 56% choose the old property and 38% the new one.

“It is clear that the majority wants a lower price in order to choose the old apartment over a new one, when their characteristics are the same,” commented Elias Papageorgiadis. “The 25%-30% threshold seems to be what makes buyers change their minds and I suggest that sellers take this seriously, if of course they really want to sell their property.”

Closed houses

In another question, 17% of respondents stated that they own a house that they keep closed. Those who stated that they have such a property were asked what would be the appropriate incentives for deciding to open this house: 65% chose the tax reduction, 64% the generous subsidy for energy upgrading, 62% chose the measures to protect owners, 35% expect further price increases, while 18% answered that they would not open their closed property for any reason.
