Athens is among the cities with high occupancy (average 86.3 nights per year) in short-term rental, however, the average annual income per accommodation (8,796 euros) is low.
Although Athens in terms of density (number of accommodations) appears “average”, (with 13,274 active listings, it is placed in the lower half of the ranking, behind tourist giants such as London – 96,182 – and Paris – 95,461) it emerges as one of the most burdened cities in Europe.
With approximately 20 listings per 1,000 residents, Athens surpasses London (12.7), Barcelona (12.0) and Rome (14.7), approaching the levels of cities that have been internationally recognized for hypertourism problems.
The above data is included in the Prosperty survey which was presented during the Short Stay Athens Conference 2026 organized by the Association of Short-Term Rental Companies (Stama Greece).
According to the data, Athens operates as a high-volume, low-yield market. This results in landlords being pressured to maximize occupancy rather than price, while at the same time the pressure on housing is high without a corresponding social benefit from high incomes.
