The Ellinikon: The 15-minute city set to redefine the European landscape

Speakers in DEF discussed the cities of the future as reflected in the landmark Ellinikon project

“The Ellinikon has been designed as a smart 15-minute city, where anyone can move around the largest coastal park without the need for a car. For every square meter we built, we created one square meter of green space. We deliver lasting value in terms of people’s quality of life,” said Melina Paizi, Managing Director, Lamda Malls, Lamda Development, speaking during a panel at the Delphi Economic Forum XI.

Speakers discussed the cities of the future as reflected in the landmark Ellinikon project. “The way cities are developed has evolved, as in the future they will operate as integrated ecosystems, meeting common criteria such as being green, smart, sustainable, accessible to all, future-proof, and centered on people and quality of life,” Paizi noted.

“Aligning development with the coastal front”

She emphasized that “retail destinations are now a reflection of the city—open, green, featuring entertainment, technology, and gastronomy. They function as social hubs where people can spend their entire day. Ellinikon, with the Ellinikon Mall and Riviera Galleria, will redefine standards at a European level.” She also referred to their hybrid design, combining indoor and outdoor spaces. “We align development with the coastal front. Shopping centers have evolved; they are an extension of the city and create added value for the project,” she concluded.

“Not a gated enclave for the wealthy, but integrated with the city”

Theodoros Gavriilidis, Chief Investment Officer of Lamda Development, highlighted the project’s long-term impact, stressing that “all our partners and society will take pride not only in the financial returns, but also in the social metrics—how Ellinikon improves people’s way of life and enhances inclusivity. It is not a gated enclave for the wealthy; it is integrated into the urban fabric. It will ultimately be judged by how Greece delivers a project of global scale.”

He described partnerships as “pillars of value creation and trust,” adding that the company seeks expertise, prudent risk management, and, above all, partners who will stand behind the vision and the project, given its complexity. “We are looking for best-in-class players for long-term collaboration and trust,” he concluded.
